Waxahachie, Texas Real Estate Market Update: October 2026
Mortgage rates have been high all fall. Freddie Mac's 30-year fixed average reached 7.40% on October 8, 2026, the seventh weekly increase in a row and the highest level since November 2023. It held at 7.40% on October 15, then dipped to 7.32% on October 22. A year ago it averaged 6.19%.
Even so, Waxahachie is one of the few DFW suburbs where the market got tighter over the past year. According to the latest North Texas MLS data from NTREIS and Texas A&M, the median single-family sale price in Waxahachie was $374,995 in September 2026, up 2.0% from $367,500 in September 2025. Homes sold a full month faster than a year ago, active listings fell 11%, and months of inventory dropped from 5.6 to 4.1.
That doesn't mean buyers have lost their leverage. The typical home still sold about 5% below list price, pending sales slipped, and new listings jumped 20%. Waxahachie is a balanced market with some momentum, and it still costs much less than much of Ellis County.
This update covers what the September numbers show, how Waxahachie compares with Ellis County, Midlothian, Red Oak, and the rest of DFW, what today's rates mean for your monthly payment, and what buyers and sellers should do this fall.
Key Takeaways
- The median sale price rose to $374,995 for single-family homes in September 2026, up 2.0% from a year ago (NTREIS/TAMU). The average sale price rose 8.8% to $413,670, while median price per square foot dipped 1.0% to $173.77.
- Homes are selling much faster. The median Waxahachie home spent 64 days on market, down from 95 a year earlier.
- Inventory tightened sharply. Active single-family listings fell from 335 to 297, and months of inventory dropped from 5.6 to 4.1, tighter than Ellis County (4.7) and slightly below DFW as a whole (4.3).
- Buyers can still negotiate. The median home sold for 94.8% of list price, about $19,500 below asking on a $374,995 home.
- New listings are up 20% (114 vs. 95) while pending sales fell 10% (52 vs. 58), so more choice may be coming this fall.
- Waxahachie is a relative value in Ellis County. The city's median is about $47,000 below the Ellis County median of $422,450 and about $95,000 below Midlothian's.
- Rates eased slightly. The 30-year fixed was 7.32% on October 22, down from 7.40% the two weeks before.
- Schools: Waxahachie ISD earned an overall B (80) in the preliminary 2026 TEA accountability ratings.
What the September 2026 Numbers Show
Our main source is the NTREIS Monthly MLS Summary Report for September 2026, prepared by the Texas Real Estate Research Center at Texas A&M and released in early October. It's based on closed MLS sales, which makes it the most direct measure of what Waxahachie homes actually sold for. Builder-direct and other non-MLS sales aren't included, which matters in a city with as much new construction as Waxahachie.

Why the average rose faster than values did
The average sale price jumped 8.8%, but that doesn't mean Waxahachie homes gained almost 9% in value. Three things to keep in mind:
- Price per square foot actually dipped. It fell 1.0%, from $175.45 to $173.77. On a per-square-foot basis, values are essentially flat.
- Bigger homes sold this September. When the average rises much faster than the median and $/sq. ft. is flat, it usually means more larger or higher-priced homes closed. A few upper-end sales can lift the average a lot in a 72-sale month.
- The median moved modestly. A 2.0% rise in the median is in line with a stable market, not a hot one.
Our read: Waxahachie values are holding steady. What really changed is the pace: homes sold faster, inventory shrank, and sellers got a bit closer to their asking price than a year ago.
What other data sources show
Each data source measures something a little different, so we compare several:
| Source | Measure | Figure | Year-over-Year |
|---|---|---|---|
| NTREIS/TAMU (Sept. 2026) | Median sale price, single-family | $374,995 | +2.0% |
| Redfin (3 months ending Sept.) | Median sale price, all home types | $399,805 | +9.7% |
| Realtor.com (Oct. 2026) | Median sold price | $427,121 | +4.0% |
| Realtor.com (Oct. 2026) | Median list price | $493,425 | +5.1% |
| Zillow ZHVI (Sept. 30, 2026) | Typical home value (estimate) | $368,399 | −1.2% |
A few notes on reading this table:
- Redfin uses a three-month window and all home types, and it reports about 221 homes sold in that period (+4.4%). Its median price per square foot ($171, −1.7%) closely matches the flat MLS trend, even though its median price is up more.
- Realtor.com counts more broadly. It shows 1,128 active listings, far above the MLS's 297, because its count includes new construction and a wider set of listings. That's why Realtor.com calls Waxahachie a "buyer's market."
- Realtor.com's list price is well above its sold price. A median list of $493,425 versus a median sold price of $427,121 means plenty of sellers (and builders) are asking more than buyers are paying.
- Zillow's ZHVI is an estimated value, not a sale price. Its slight decline lines up with the flat price-per-square-foot data.
The sources disagree on the headline number, but they agree on the big picture: Waxahachie values are flat to slightly up, and buyers who shop carefully can still negotiate.
Inventory, Days on Market & Buyer Leverage
Inventory tightened, but more sellers are listing
Active single-family listings fell 11%, from 335 to 297, and months of inventory dropped from 5.6 to 4.1. Roughly 6 months of inventory is considered balanced, so Waxahachie moved from nearly balanced toward slightly favoring sellers on paper.
At the same time, new listings rose 20% to 114. If that continues while pending sales stay soft, inventory could build again heading into winter.
A note on conflicting labels: Realtor.com calls Waxahachie a buyer's market, citing 1,128 active listings and a median of 65 days on market. The NTREIS MLS data shows 297 active single-family resale listings and 4.1 months of inventory. The difference comes mostly from new construction and counting methods. Our view: the resale market is balanced, while buyers shopping new construction have plenty of choice and leverage.
Homes are selling a month faster
The median Waxahachie home took 64 days to sell in September, compared with 95 a year earlier. That's faster than Ellis County (76 days) and close to DFW's 62. Redfin's three-month median is 72 days, so expect two to three months from listing to close on a typical sale.
Buyers are still getting below-list prices
At a 94.8% sold-to-list ratio, the typical home sold for about 5.2% below its final list price. On a $374,995 home, that's roughly $19,500. That's better for sellers than a year ago (93.5%), but there's still room to negotiate.
Watch pending sales
Pending sales fell 10% to 52. Pending sales point to closings 30 to 45 days later, and with rates at 7.40% for much of October, we expect October and November closings to stay steady at best.
How competitive is Waxahachie right now?
One quick way to gauge demand is pending sales divided by active listings. The NTREIS report ranks 89 DFW cities this way:
| City | Pending ÷ Active ("Hotness") | Rank of 89 |
|---|---|---|
| Crowley | 30.8% | #7 |
| Allen | 20.2% | #43 |
| Denton | 17.7% | #57 |
| Waxahachie | 17.5% | #58 |
| Forney | 11.7% | #81 |
Waxahachie sits in the middle of the pack: steady demand, nowhere near frenzied.
Waxahachie vs. Ellis County, DFW & Neighboring Cities
Here's how Waxahachie's single-family market compares with the region and nearby Ellis County cities in September 2026:
| Area | Median Sale Price | Sept. 2025 Median | Sales | Months of Inventory |
|---|---|---|---|---|
| Waxahachie | $374,995 | $367,500 | 72 | 4.1 |
| Midlothian | $470,000 | $490,500 | 61 | 4.6 |
| Red Oak | $382,495 | $354,000 | 17 | 4.5 |
| Glenn Heights | $339,500 | $330,000 | 14 | 4.6 |
| Ennis | $268,250 | $266,990 | 28 | 3.3 |
| Ellis County | $422,450 (+5%) | — | 284 | 4.7 |
| DFW (all NTREIS) | $385,000 (−1%) | $390,000 | 6,759 | 4.3 |

What the comparison shows
- Waxahachie vs. Midlothian: Midlothian's median is about $95,000 higher, and its homes took longer to sell (83 days). Buyers who want Ellis County with a lower price point often land in Waxahachie.
- Waxahachie vs. Red Oak and Glenn Heights: Similar price range, but Waxahachie has far more sales and a slightly tighter market. Red Oak's and Glenn Heights' samples are small (17 and 14 sales).
- Waxahachie vs. Ennis: Ennis is about $107,000 cheaper with even less inventory (3.3 months), but it's farther from Dallas.
- Waxahachie vs. Ellis County and DFW: The county median rose 5% to $422,450 on 284 sales (down 12%), and homes took 76 days. Waxahachie is cheaper, faster, and tighter than the county, and roughly in line with DFW overall.
Townhomes, condos, and land
Waxahachie's market is almost entirely single-family. There were no townhouse or condo sales in September 2026 (one townhouse sold in September 2025). Land is a different story: 73 active land listings, up from 38 a year ago, against just one sale, which works out to 51.5 months of inventory. Land buyers have significant negotiating power right now.
Waxahachie rentals
The rental market is tight. In September, 18 Waxahachie homes leased at a median rent of $2,400 (down from $2,535), with an average of $2,652, a median of 26 days on market, and just 1.5 months of inventory. Ellis County's median rent was $2,425, up 14%, with 1.7 months of inventory. Rental homes are leasing more than twice as fast as homes for sale are selling, which matters for investors and for families comparing renting and buying.
The Mortgage Rate Backdrop
Rates remain the biggest factor in the market this fall.
| Freddie Mac PMMS Date | 30-Year Fixed | 15-Year Fixed |
|---|---|---|
| Oct. 8, 2026 | 7.40% (7th straight weekly rise; highest since Nov. 2023) | — |
| Oct. 15, 2026 | 7.40% | — |
| Oct. 22, 2026 | 7.32% | 6.68% |
| About one year earlier | 6.19% | 5.44% |
What this means for your monthly payment
Here's an example using Waxahachie's September median price of $374,995 with 20% down (about $75,000), which leaves a loan of about $300,000:
| Scenario | Rate | Monthly Principal & Interest |
|---|---|---|
| 30-year fixed, a year ago | 6.19% | ~$1,835 |
| 30-year fixed, Oct. 22, 2026 | 7.32% | ~$2,061 |
| 30-year fixed, Oct. 8, 2026 | 7.40% | ~$2,077 |
| 15-year fixed, Oct. 22, 2026 | 6.68% | ~$2,643 |
Principal and interest only. Property taxes, homeowners insurance, mortgage insurance, and any HOA dues are extra and can be significant in Ellis County.
At today's rate, the same loan costs about $226 more per month than it would have a year ago. With the typical home selling about $19,500 below list, negotiating seller-paid closing costs or a rate buydown can offset a meaningful part of that increase.
Schools & Why Buyers Choose Waxahachie
- Waxahachie ISD earned an overall B (80) in the preliminary 2026 TEA accountability ratings released August 14, 2026. Check individual campus ratings at TXSchools.gov for any home you're considering.
- Historic charm. Waxahachie is the Ellis County seat, home to the 1897 Ellis County Courthouse and a downtown full of Victorian "gingerbread" homes.
- Location. The city sits on I-35E and US-287, roughly 30 miles south of downtown Dallas.
- Space and value. Buyers get more land and lower prices than in Midlothian or southern Dallas County, plus a steady supply of new construction.
- Education close by. Navarro College has a Waxahachie campus.
What Buyers Should Do Now
- Negotiate. Homes sold for 94.8% of list. Ask for price reductions, seller-paid closing costs, repairs, or a rate buydown.
- Compare resale and new construction. Realtor.com's much higher listing count reflects the builder inventory in and around Waxahachie. Builders often offer incentives, but compare them with resale homes on price per square foot (about $173.77 median).
- Move quickly on well-priced homes. Days on market fell from 95 to 64, so the best-priced listings don't sit as long as they did last year.
- Target homes that have sat. Listings past 75 to 90 days often have motivated sellers.
- Get fully pre-approved. At 7%+ rates, small differences in rate and fees add up. Compare lenders and ask about buydowns.
- Look at land if you want to build. At 51.5 months of inventory, land buyers have rare leverage.
What Sellers Should Do Now
- Price to current sales. Realtor.com's median list price ($493,425) is far above recent sale prices. Overpricing leads to long market times and bigger cuts later.
- Expect competition. New listings rose 20%, and new construction is a constant in Waxahachie. Your home needs to stand out on price, condition, and presentation.
- Offer concessions upfront. A seller-paid rate buydown can lower a buyer's payment more than an equal price cut.
- Use the faster pace to your advantage. Well-priced homes are moving faster than last year. Strong photos and a clean inspection help you capture that.
- Keep more of your equity. With values flat, what you pay in commission has a bigger effect on what you net. A flat-fee listing can make a real difference (see below).
Local Development Notes
- Bent Tree Townhomes tax credits tabled. At its October 19 meeting, the Waxahachie City Council tabled a vote that would have allowed Bent Tree Townhomes to pursue 4% housing tax credits for a rehabilitation, citing safety and security concerns (Waxahachie Daily Light).
- The Avenue Apartments. According to Citizen Portal coverage, the council approved a planned development for The Avenue Apartments, with the developer contributing up to $150,000 toward Marketplace improvements and Marketplace Boulevard being renamed.
- Apartment growth. Waxahachie's public development tracker shows the multifamily projects moving through the city. If you're buying near a major corridor, check it before you make an offer: Waxahachie Development Tracker.
How OnDemand Realty Helps Waxahachie Buyers and Sellers
Waxahachie can be hard to read. New construction, different listing counts from different websites, and rates that change weekly make it easy to misjudge the market. OnDemand Realty's agents work across Ellis County and the southern metro and can help you sort it out.
For buyers, we:
- Pull Waxahachie comps by neighborhood and price per square foot so you know what a home is worth before you offer
- Compare resale homes with builder incentives side by side
- Structure offers with closing-cost credits or rate buydowns to lower your monthly payment
- Coordinate with lenders so you can compare rate and buydown options
For sellers, we:
- Price your home based on current Waxahachie sales, not list prices or last year's peak
- Offer a flat-fee listing option so you keep more of your equity
- Market your home to buyers across DFW with professional presentation
